UNIT System is built upon precision CNC-milled Cross-Laminated Timber (CLT) panels and glue-laminated structural framing. The multi-directional load-bearing capacity of mass timber allows for multi-story stacking, cantilevered volumes, and expansive interior column-free spans. The structural components are pre-machined with interlocking joints, ensuring high structural rigidity and seismic resistance.



The architectural system is governed by an orthogonal planning grid that accommodates diverse floor plans, from single-family residences to multi-unit housing typologies. Standardized structural nodes and modular wall panels allow layout customization while maintaining factory efficiency. Off-site pre-assembly of structural shells and integrated service ducts drastically compresses on-site construction timelines.
Utilizing sustainably sourced mass-timber components and exterior claddings (such as Thermowood), the building acts as a long-term carbon sink. Dry construction methodologies eliminate on-site water consumption and reduce material waste to near-zero. The mechanical connections between modules allow for future vertical expansion, volumetric reconfiguration, or eventual non-destructive building disassembly.
